Shanghai's new innovation hub opens for business

The Liaoshen Science Bay (Greater Hongqiao), a new sci-tech industrial park located at the heart of the Qianwan area of the Hongqiao International Central Business District (CBD), opened its doors on March 25.

Spanning 85,000 square meters, the park comprises five office buildings, a full-service hotel, and serviced apartments operated by H World Group.

The industrial park has already attracted nearly 100 enterprises from diverse sectors such as digital technology, healthcare, and fashion design, achieving a 60 percent occupancy rate. It plans to increase that number to more than 80 percent by year's end, aiming to foster a robust industry chain within its premises.

It is located next to the National Exhibition and Convention Center (Shanghai) and is a 15-minute commute from the Hongqiao transportation hub. Future intersections of Metro Lines 13, 25, and the Shanghai Demonstration Zone Line will put it within one hour of major cities across the Yangtze River Delta, enhancing regional business efficiency.

This strong connectivity has attracted 52 companies from Jiangsu, Zhejiang, and Anhui provinces, which make up 57 percent of the park's occupants.

The park's "industry + lifestyle" ecosystem provides significant benefits to businesses. Employees can easily access the business negotiation area of the H World Hotel, while serviced apartments offer convenient living solutions. The community's plentiful commercial facilities help to enhance the work-life balance for residents.

Chen Zhiguang, general manager of the industrial park, emphasized that the park is more than just an industrial complex. "We are creating an innovation ecosystem," he said. The park aims to become a hub for digital industries, research and development, and headquarters economy. An entire building has been reserved to attract company headquarters.
